What is an EPC?
Think of an Energy Performance Certificate (EPC) as a "fuel economy" label for a building—very similar to the multi-colored stickers you see on new cars or home appliances like a washing machine.
It tells a buyer or tenant how expensive a property will be to heat and light, and how much carbon dioxide it emits.
Why do i need an EPC?
In Wales, the law is very clear: you must have a valid EPC before you even begin advertising a property.
For Landlords: To legally let a property, it must currently meet a Minimum Energy Efficiency Standard (MEES) rating of E or higher. If it’s an F or G, you generally cannot rent it out until you make improvements.
For Sellers: You cannot complete a sale without providing the buyer with a valid certificate.
How long does the property site visit take?
Smaller homes: may take as little as 30 minutes.
Standard homes: like a 3-bedroom semi-detached house, without a loft conversion, extension or conservatory, usually takes about 35-45 minutes.
Larger homes: with multiple extensions, loft conversions, conservatories or a large quantity of windows, can take over an hour to complete.
What will the assessor inspect?
During the site visit, the assessor will inspect and photograph the following areas of your home:
Heating: Boilers, heating appliances, radiators, and hot water tanks.
Lighting: Fixed lighting throughout the property.
Utilities: Gas and Electricity meters, Oil and Gas tanks.
Bathroom configuration: Location and type of baths & showers.
Openings: Measurements of all windows and doors.
Insulation: Loft insulation levels (access to the loft is required).
External: The roof and the type of external walls.
Layout: General configuration of bedrooms and living spaces.
What documentation can I provide to the assessor to improve my EPC?
Evidence of installation dates for: windows, doors, extensions and loft conversions.
Proof of retro-fitted insulation: floor, wall, or roof.
Installation documentation for: solar panels, underfloor heating, air source heat pumps.
Clear documentation of these can directly result in a higher energy rating for your property.
Do I have to carry out the recommendations listed on the EPC?
If you are selling: No. You just need to show the report to the buyer.
If you are renting: Only if they are needed to reach the Minimum E rating. If you are already at an E or above, you aren't legally required to do the others, though doing so can help you attract better tenants and prepare for the 2030 target of reaching a C rating.
